Along with home loans the demand for commercial loan is rising, with millennials and Gen Z diving into the housing and investment market. However, a good income isn’t enough to secure a loan anymore. Many high-net-worth individuals (HNWIs) are now finding out they do not match the bank’s criteria.
In 2011, Ruban was one of them, a successful retail business owner who found himself passed multiple times for a commercial investment loan from three of the Big 4 Banks. He decided to look through the loan criteria himself instead of being told why “it wasn’t possible” by other mortgage brokers and bankers. He systematically met the loan criteria by himself, and when he returned to the banks, he secured his loan on the spot. The word spread in his local community, and people called him every day of the week to get advice on their loan applications. Even the bankers started to take notice of Ruban, because he was referring clients with strong loan applications.
When 2018 came around, Ruban decided to sell his retail business. During the sale process, his banker turned around and said very casually… “Ruban, you should start doing mortgage broking full time. You’re good at it!”
